Oversaw property spending in partnership and assist them achieve their goals, relating to occupancy, collections and NOI. Increased NOI by approx. $15K by maintaining less that 1% delinquency, rapidly expediting necessary evictions, and creating innovative marketing campaigns designed to increase traffic and thereby increased occupancy from 82% to 100% occupancy maintaining a 30+ waiting list of applicants consistently. Responsible for annual preparation of property Operating Budgets, as well as budgets. Ensure adherence to tax credit guidelines, maintain set aside requirements, company standards and budget. Work with maintenance teams to secure bids and issue service contracts. Prepare weekly/monthly/annual compliance reports as well as additional for Senior Management. Ensure proper implementation of policies, procedures or other corporate programs and monitor compliance.
