1. First mortgages from $250,000 to $5m;
2. Purchase/rehab and spec new construction projects;
3. 12% and 2 lender points (plus a mortgage broker fee to Vista Mortgage);
4. Generous 12-36 month term, interest only monthly payments, no prepay penalty;
5. Up to 70% purchase financing plus 100% financing of construction costs;
6. Simple submissions, fast responses, and approved loan close quickly; and
7. NEVER a credit report or tax return.
Applications are easy; kindly provide the following:
1. (If purchase) signed P&S agreement or (if refi) purchase date, purchase price, improvements made/cost, and full details of existing debt;
2. Construction budget;
3. Realtor Market Analysis or comparable sales to indicate the ARV; and
4. A description of your real estate and construction experience, including prior transactions.
