To be built: One level duplex-style home, on peaceful country lot, in established lakeside subdivision, near the East Brookfield/Sturbridge line. Ideal location, just over an hour from Boston, under 30 min to downtown Worcester. Just 7 minutes off of Route 20, I-90, and Route 9. Beach, park, trails all are within walking distance.
This proposed and priced unit to be built is 1400 square feet, and includes up to three bedrooms, and two baths.
Our homes are fully customizable - Make it larger to increase your living space, or smaller, to decrease your expenses! Add a second level, or finished basement. Garages can easily be expanded. Numerous other sizes of homes are available, starting in the $300,000s, depending on size and options.
Our bright, efficient duplex units have been designed to resemble single family homes from the street. They enhance a neighborhood, avoid a sense of crowding, while allowing for maximum space and privacy, not commonly found in duplexes. They have separate entrances, and yard areas. Each unit has at least one finished garage. Our units typically share common walls with garages, stairwells, and closets, for maximum privacy and noise reduction. The advantages of our duplexes are numerous, including significant cost savings, maintenance-free outdoor space, and multiple services covered in your very reasonable condo fee. Garden and barbeque all you want, but never worry about snow removal or lawn maintenance again!
We pride ourselves in developing homes that are "healthy" and safe - Two factors that some builders fail to consider. We will not construct a two or greater story home without two simple means of egress, and have creative solutions in which to incorporate this affordably and attractively. We make suggestions to improve security, and avoid risky choices (such as glass down low in doors, poor exterior lighting, and hedge placement). We have many solutions to protect against fire. We ensure that the concrete used in our foundations does not originate from quarries located in towns known to be affected by pyrrhotite, and we stay current on updates regarding this very important matter. We offer ICF foundations and construction options to those who want a secure, storm- and disaster-safe, highly energy-efficient home.
We provide air, water filtration/softening systems, and radon systems in all of our homes, regardless of the apparent absence of radon or contaminants. These are built into the price of your home, at no additional expense to you. We suggest strategies to further reduce dangerous exposure to radon (such as avoiding natural stone counter products in basements, or other areas with less lighting and ventilation, which reduces it naturally.) We personally check RF-EMF levels around our building sites, and also verify that the property didn't have any known past exposure to dangerous "forever" chemicals used in pesticide sprays years ago, such as arsenic in orchards.
We install concrete pads and outlets/switches for generators outside your home, and can have whole-house standby generator systems installed, to insure that comfort, convenience, and safety (such as, for those requiring oxygen and CPAP/BIPAP devices) will be met, in the event of service outages. We are "obsessed" with health and safety, and spend considerable time assessing each floor plan, to insure that no safety, health, or security concerns exist before the build.
Bring your own layout and plan ideas, or let us help you to develop a truly customized, smart home. Our unique design process assures that each client's needs and desires can be met successfully, with both budget and time efficiency kept in mind. These sturdy and attractive modular homes come from a highly experienced and skilled factory of over 35 years, assuring that your new home is protected from both the elements, and unnecessary delays during construction. Our homes can typically be ready for occupancy in as little as 3-4 months, rather than the typical timeframe of 6-9 months, for on-site construction.
A house is the most significant purchase that most people will make. For that reason, we take our role in providing a quality product and efficient process very seriously. Our company is run by a team experienced not only in home design and construction, but also, who have backgrounds in renovations/rehab, home sales, healthcare, elder care, law, psychology, animal care and handling, and financial management.
This diverse array of experience means that we do not produce typical "cookie cutter" homes for customers we never meet in person. Instead, we develop a relationship based on direct communication and transparency from the start. We learn and understand their needs, and aim to show them all available options. If something doesn't work, we strive to find another way, whether it's a plan preference, financing issue, or time constraint. Our designs are unique, custom, and can accommodate a wide variety of preferences and requests. We prioritize quality and efficiency, and care deeply about our clients' satisfaction re. their homes. We consult frequently with our team members, and maintain clear, frequent communication with them as well.
We specialize in "Forever Homes". This unique concept assures that people will be able to remain comfortably in their homes throughout their lives as they age, and that those who have disabilities and medical or behavioral needs can also live efficiently at home, far into the future.
Numerous options are available, ranging from extra-wide doorways, wide stairways that accommodate stairlifts, ramps instead of steps in the garage (also excellent for wheeled items, and for pets! Far preferable to ramps built outdoors, which are unsightly, and are exposed to ice, snow, and rain.), bathrooms and kitchens with counter heights appropriate for wheelchair users, plenty of space in tight areas (such as bathrooms) to allow for a wide turning radius and easy transfers, placement of appliances, switches, faucets, etc to accommodate existing disabilities, floor plans providing easy transitions between rooms, covered and screened outdoor areas for those with sun sensitivity or allergies, features to assist those who are vision or hearing impaired, and even numerous features to help in keeping those with cognitive disabilities, dementia, etc, safe and oriented in their homes. A few examples include plenty of lighting, courtyards to allow outdoor access without danger of wandering, suggested layouts and color/design schemes to help assist with orientation and memory, etc. Many of these features are seamlessly integrated into our plans, so that they appear to be "normal" homes, while still being fully accessible.
We also specialize in pet-friendly homes, and homes that are designed with specific interest groups in mind, such as horse/farm animal owners, gardeners/homesteaders, hobbyists, and people who work or attend school from home. These homes are designed to provide ample storage space for canning and freezing produce, options for easy cleaning (such as pet showers or boot baths / tack cleaning shower stalls in mud rooms), tack and pet supply storage, exterior closets for outdoor boots and coats to prevent odors and mess, hobby rooms or additions, work spaces or meeting areas that are separate from the main "flow" of the house for people who work at home or home school...and much more. If you have a special interest, please ask to see if we have a plan that can best accommodate your needs. If we don't, we'll design one for you!
We work with a wide variety of lenders, including both banks and private lenders, and even grants, in some cases - so if you're having difficulty finding your financing solution, please let us know.
On that note: Want some help paying your mortgage? We can add an accessory apartment or small home to your unit, providing you with a cost-effective means of housing other people separately, or providing you with rental income, to offset your monthly mortgage costs! Massachusetts law now allows an ADU - a small detached or attached housing unit - to be constructed on your property by right. This means no additional approvals are needed.
The costs for this addition, when the house is under construction - and when mortgaged out over 20-30 years - is surprisingly affordable. The income you can receive monthly, or the cost savings by housing an additional family member or friend on your property instead of paying for an apartment or assisted living elsewhere, can be significant. Duplexes are permitted to have up to one ADU per unit (total of four housing units on one lot).
If a family member needs a nursing home or assisted living, consider this option instead. We can design a mini-version of one for you - Right beside your house. This can save your family tens of thousands of dollars each year in care costs, and keeping your loved one safely and happily at home, where they belong. We are also highly experienced in elder care, and can assist you with setting up care services at home for your loved one.
